What we renovate
Most renovation work starts with a room that no longer suits the household. We take on whole-home renovations and single-room projects across Wellington, the Hutt Valley, Porirua and the Kāpiti Coast, and we are as comfortable with a small, careful job as with a larger one that changes how the house works.

How a renovation runs with us
Every job follows the same three steps you will find on our home page. First, tell us the plan: the work you have in mind, the property and where you are in the process. Second, we talk it through in a quote discussion or a site visit, and confirm a time that suits you. Third, we work through the scope with you so the next step is clear before any building starts.
For larger renovations we will ask where your plans and approvals have reached. Work that changes structure, plumbing or drainage usually needs a building consent from your council; cosmetic work such as new linings, joinery and finishes usually does not. We will tell you which side of that line your project sits on, and what needs to happen first.
What affects the cost of a renovation
Three things move the number more than anything else: how much structure changes, how many trades are involved, and the finish level you choose. Moving a load-bearing wall costs more than removing a non-structural one. Relocating plumbing and drainage adds a plumber and a consent. Custom joinery and tiling take longer than standard fit-outs.
The most useful thing you can do before we visit is to be clear about what you want to keep. A renovation that works with the existing structure, keeps wet areas where they are and reuses what is sound will always come in below one that changes everything. We will give you a straight answer about where the money goes.
Renovating older Wellington homes
Much of Wellington's housing is timber-framed and older, on sloping sections and in weather that finds every weak point. Renovating these homes means checking what is behind the linings before committing to a design: the state of the framing, any past leaks, how the house is insulated and ventilated. We would rather find that early, with you in the room, than in the middle of the job.
We work in Wellington, the Hutt Valley, Porirua and the Kāpiti Coast. Each area has its own council for consents (Wellington City, Hutt City, Upper Hutt City, Porirua City and Kāpiti Coast District), and we are used to dealing with all of them.

Do I need a building consent for a renovation?
It depends on the work. Changing structure, moving plumbing or drainage, or altering the exterior usually needs a consent. New linings, paint, joinery and most finishes usually do not. We will tell you which applies to your plan and what your council needs before work starts.
Can we stay in the house during the renovation?
Often, yes. We stage the work so that a kitchen or bathroom is out of action for the shortest possible time, and we keep the site tidy and safe at the end of each day. For larger whole-home renovations we will talk honestly about whether moving out for part of the job is the better option.
