Make the first conversation useful
You do not need to diagnose the cause before getting in touch. Describe where the problem is, when you first noticed it and whether it changes with the weather or use. A close-up photo helps, but include a wider view so the team can understand its position in the house. Leave concealed areas intact until the next step is agreed.
Put each repair into a clear brief

Before a repair discussion
- List the property address and the areas that need attention.
- Photograph the issue from a safe, accessible position.
- Separate essential repairs from improvements you would like to add.
- Note access constraints, pets and the rooms used during the day.
- Have any previous repair records ready, including what was replaced.
One symptom, a better enquiry
Instead of “the front door needs fixing”, explain that it catches at the bottom after wet weather, show the frame and threshold, and say whether it can still lock. That gives the team more to work with without guessing whether the cause is the door, frame or surrounding structure.
Can a repair turn into a larger project?
It can if assessment finds damage beyond the visible area. Ask what can be priced now, what remains uncertain and how additional work would be discussed before it proceeds. A repair enquiry does not need to commit you to a renovation.
