Every extension has to match the existing house at the join: floor levels, roof lines, cladding and windows. That is where a hands-on building team earns its keep, and it is the part we care most about getting right.
Plans, consent and the order things happen in
An extension almost always needs a building consent, and depending on the site it may need a resource consent as well. Our enquiry form asks where your plans and approvals have reached, because it changes what happens next:
- No plans yet. We talk through what you want, the site and a realistic budget, then help you get a designer or architect involved.
- Plans being prepared. We can price from preliminary drawings and flag buildability issues before they are locked in.
- Plans submitted or consented. We price from the consented set and can usually give you a start date.
Consents come from your local council: Wellington City, Hutt City, Upper Hutt City, Porirua City or Kāpiti Coast District. Processing times vary, so it pays to plan the build around them rather than the other way round.
What drives the cost of an extension
Floor area is only part of it. Foundations on a sloping or filled Wellington section, the amount of demolition and tying-in to the existing house, whether plumbing and drainage need to move, and the finish level inside all change the price. A second-storey addition costs more per square metre than a ground-floor one because of the structural work and the disruption to the floor below.

Living through an extension
Most extensions are built with the family still in the house. We keep the existing home weathertight and separated from the works for as long as possible, open up the join late in the programme, and keep the site safe for children and pets. You will always know what is happening next week.

Does a house extension need a building consent?
Almost always, yes. Adding floor area, changing structure or adding plumbing and drainage needs a consent from your local council. Some small detached sleepouts fall under exemptions, but the rules are specific, so check with us or the council before assuming.
How long does an extension take?
A straightforward ground-floor extension is usually a matter of months from start on site to finish, and a second-storey addition longer. Consent processing and material lead times add to that, so we plan the programme with you before the build starts.
Can you help before I have plans?
Yes. Many people come to us with an idea and a budget rather than drawings. We will talk through what is realistic for the site and help you get the right designer involved.
