Make the repair list specific
A door that catches, a deteriorated threshold and damaged exterior timber each need a different assessment. Name the location and describe what has changed rather than grouping everything under general maintenance. Our building repairs focus on the house and its building components.
For each item, record when you first noticed it, whether it is getting worse and any previous repair. Include a wide photo showing the surrounding wall or entrance as well as a close-up. That context helps us discuss whether the visible damage is the whole job or whether a wider assessment is needed.
See our building repairs and renovations if you are considering a larger change at the same time. For damage along the boundary, prepare a separate brief using our Lower Hutt timber fencing page.
What to record for common building faults
Doors and openings
Say whether the door catches, fails to latch or has a damaged frame. Photograph the whole opening and show the part that causes trouble.
Thresholds and entrances
Show the step, threshold and adjoining wall together. Describe when water or wear is noticeable and how the entrance is used.
Damaged timber
Mark the affected section and photograph the adjoining sound areas. Record earlier repairs or coating work if you know when they happened.
Recurring wetting
Keep a short record of when the mark appears and which nearby surfaces are affected. Tell us what has already been tried.
Use the Lower Hutt repair history
Bring any earlier plans, consent documents or repair invoices relevant to the affected part of the house. Where the work grows into an alteration, Hutt City Council’s project-information guidance provides a starting point for address-specific questions.
Keep the old documents separate from your observations. A repair invoice explains what was done at the time; your photos show what needs attention now. Our older home renovation checklist can help organise that background when the house has changed over time.
Prioritise and make access straightforward
- Number the faults and mark each location on a simple sketch.
- Describe the effect on daily use, such as an entrance that no longer closes properly.
- Give dates or an approximate sequence for earlier repairs.
- Photograph the approach, stairs and any narrow access to the area.
- Say which rooms or entrances need to remain usable while repairs are carried out.
We can discuss what appears suitable for a defined repair and what needs investigation first. Agree how further findings will be recorded before additional work is carried out. Use the scope checks in our guide to comparing renovation quotes to understand removal, replacement and making-good work.
For a property further up the valley, our Upper Hutt building repairs page sets out a repair-record checklist for that council area.
Can we send several small repairs in one enquiry?
Yes. Number the items and put the most pressing one first. Include photos and access details for each so we can discuss the work together and identify anything needing a closer assessment.
