Map the house before choosing the finishes
Draw the rooms as they are today, then mark the spaces you want to connect, separate or use differently. A wider opening, a moved kitchen or an extra storage area can affect more than one room. Our home renovations service brings the building scope into that early discussion.
Make a second list of things to retain. That could include sound flooring, existing doors, useful storage or a feature you enjoy. Knowing what stays helps define protection and making-good work, as well as the new construction. For an older house or one altered in stages, gather the records of those changes before deciding where to begin.

Use Hutt City’s property information for your proposal
A Hutt City Council PIM can identify information relevant to a proposal, including drainage, hazards and heritage matters. Bring the findings into the design discussion for your Lower Hutt address.

Make a scope sheet that everyone can use
Rooms and openings
Name each affected room. Mark proposed wall or door changes and separate them from cosmetic work such as a new finish.
Water and drainage
Show fixtures that move or get added. Keep the available drainage drawing beside the proposed floor plan for the relevant trade discussion.
Retained surfaces
Photograph the edge between old and new work. Say whether the expectation is a local repair or a complete finish across the room.
Unseen construction
List known past repairs, recurring marks or difficult-to-access areas. Agree how new findings will be recorded and discussed as work proceeds.
Keep everyday life in the plan
A useful building brief describes more than the finished house. Tell us which entrance the household needs, where children or pets will be, and whether a room must remain in use. Shared driveways, narrow side access and steps are worth showing in photos before a site discussion.
- Rank the three most important changes and identify work that could wait.
- Label existing plans separately from the proposed design.
- List items you want removed, protected, reused or supplied by you.
- Discuss storage, deliveries and a route past the working area.
- Record the questions still needing a designer, trade or council answer.
